Larger properties have larger cleaning fees. Pet friendly properties require the most detailed cleaning.

Your cleaning fee is now rolled into the rate per the new national laws eliminating hidden fees or fees that are attached after selecting a property to book.

Reservations are subject to local lodging and sales taxes imposed by each municipality, Summit County and the State of Colorado. Depending on the property’s location — such as Frisco, Dillon, Silverthorne, Keystone or unincorporated Summit County — there will be different tax amounts.

These taxes are required by law and apply to short-term vacation rentals throughout Summit County. They are automatically calculated during checkout and clearly itemized in your reservation summary.

Because tax rates do vary by municipality, the total percentage may differ between vacation rentals in Frisco, Dillon, Keystone, Silverthorne or unincorporated Summit County.

We offer accidental damage protection up to $1,500 for every stay. This is included in your rate. The key is to let us know if anything in the unit has been accidentally damaged during your stay so we can make arrangements to fix it before the next guest arrives.

Examples of accidental damage include broken lampshades, torn bedding, Gatorade spills on carpet, broken door latches, broken blinds, wine stains, broken glassware and all types of normal, everyday accidents. In rare cases, if the damage exceeds $1,500, we cover that amount and bill you for anything above that base coverage.

Accidents happen on vacation and we don’t want you to worry about scheduling repairs or replacing items while on vacation. We do appreciate you letting us know so we can take care of the issue right away.

The purpose of the damage protection is to offer peace of mind to guests while protecting homeowners’ properties. It generally does not cover intentional damage, negligence, unauthorized pets, or violations of rental policies such as no smoking regulations.

Specific coverage limits and exclusions are outlined in your rental agreement. If you have questions about damage protection for your Frisco, Dillon, Keystone or Silverthorne vacation condo or home, our team is happy to clarify.

For Pet Friendly units in Keystone, Dillon, Frisco and Silverthorne, we require a refundable $300 pet security deposit. After checkout, once the unit is inspected and there is no damage, we refund the deposit to your credit card.

Our Damage Protection fee built into our rates covers up to $1,500 in accidental damage reported before checkout. This damage protection replaces the need for a traditional deposit.

Occasionally, we will offer rentals in very high-end homes and these properties may have a security deposit requirement. It is very rare. That requirement would be clearly spelled out in the beginning of the unit’s description and in the rental agreement with a timetable for refund after checkout inspection.

No – but we recommend you purchase it through your favorite travel insurance carrier. Mountain travel can be affected by weather, road conditions on I-70, flight delays, or personal emergencies, so we strongly recommend considering travel insurance when booking your Summit County Colorado vacation rental.

Travel insurance can provide reimbursement for covered cancellations, trip interruptions, or other unexpected events. This is particularly valuable when storms may impact travel to Frisco, Dillon, Silverthorne and Keystone via Interstate 70.

For stays of 1-29 days: At the time of booking, a deposit of 50% of the rent is required. 30 days prior to arrival, payment in full is due. If the reservation is made within 30 days, full payment is taken.

Cancellations made at least 14 days prior to arrival will receive a 100% refund. Bookings cannot be shortened within 14 days for refunds. Cancellations made at least 7 days before arrival will receive a 50% refund.

Cancellations within the 6 days before arrival will receive no refund. Stays longer than 30 days will receive a separate contract. For conditions beyond our control such as bad weather, wildfire smoke conditions, road closures, airline cancellations, snow or ski slope conditions, health closures, etc. we are unable to make refunds.

Sometimes guests need to stay for a longer period of time due to flight schedules or events. We do offer small additional fees to purchase more time in the unit than just a simple late check-out. Just ask our team if you need this type of accommodation, but not an additional full night stay.

Please follow these procedures for checking out:

1. Check-out is at 10 am. Late check out may be prearranged. Guests who do not have approval are subject to additional charges. Please respect that we may have guests checking in the same day of your departure and need to clean the unit.

2. Load and run the dishwasher

3. Bring all trash to the HOA dumpster or trash bins. Exact locations are in your unit’s digital guidebook.

4. Double check under the bed and in closets/drawers for your belongings. Please contact our office if you discover any forgotten property.

5. Leave any garage door openers, parking permits, ski locker keys and clubhouse keys, fobs or passes (if applicable) in the unit on the kitchen counter. If keys are from a lockbox, please return them to the lockbox. Lost items are subject to charges up to $150.

6. Turn off all lights and lock the door behind you. We’ll take care of the rest!

Parking arrangements vary by property and location in Frisco, Dillon, Silverthorne and Keystone. Your arrival instructions and the property’s digital guidebook outline the parking instructions for your vacation rental.

Some units have designated parking spaces or garages, others have first-come, first-serve surface parking for a maximum number of vehicles. Many properties require that you display the parking passes found in your unit or register your vehicle with a QR code and license plate.

Private homes offer garage and/or driveway parking for a maximum number of vehicles. Parking on town streets is not allowed. Some properties allow for trailer parking in the driveway or garage – this information is found in the unit details. Not all units allow trailer parking so you must confirm ahead of your stay.

Some overnight parking for extra vehicles is available for a fee in Dillon town lots on a rotating schedule.

Yes. All Summit Resort Group vacation rentals in Dillon, Frisco, Silverthorne and Keystone include professionally laundered bed linens and bath towels. Beds are made prior to your arrival so you can settle in immediately except for sofa beds. Sofa bed linens are typically located near the sofa bed and are not made up prior to arrival.

The number of towel sets provided corresponds with the property’s maximum occupancy. While basic linens are included, guests may wish to bring personal items such as extra beach towels if planning lake or river activities in Dillon, Frisco, Silverthorne or Keystone.

Because amenities can vary slightly by property size and layout, we recommend reviewing the individual listing for specific details.

Due to Summit County’s high elevation and cool summer evenings, almost all homes and condos in Frisco, Dillon, Silverthorne and Keystone do not have traditional air conditioning.

Many properties rely on natural ventilation, blind closure during the day to limit heat load, ceiling fans, or window fans to maintain comfort.

The normal plan is to close blinds to block the sun streaming into the unit during the day. Then once the sun goes down, prop open both the front door and the deck or patio door to facilitate cross ventilation in the unit and blow out the warm air. This is often the fastest way to cool down a unit. Before bed, you then would close the doors. Opening all windows to push air through is also helpful, but the doors provide the most air movement. Fans also can assist with moving and cooling the air in the unit.

Private hot tubs are more common in larger Silverthorne, Dillon and Frisco vacation homes. Shared hot tubs are available in most of our condo complexes but not all of them. Some units only offer private saunas.

Because hot tub and sauna availability varies by property and HOA rules or repair needs, always confirm the listing details prior to booking.

All Summit Resort Group rentals include free parking. However, availability and vehicle limits vary by property and location.

It is important to review parking information before arrival, especially if traveling with multiple vehicles.

The Yacht Club and Summit Yacht Club complexes in Dillon can exceed their parking capacity during the highest seasons – December 20 to January 1, Presidents Day Weekend and the July 4th holiday – and may require vehicles to be parked in the Town’s rotating lots for an overnight fee. Please call us if you need more information on parking for these 2 complexes.

Some properties in Dillon, Frisco, Silverthorne and Keystone have assigned parking spaces with the unit’s number, others have first-come, first-served surface parking in spaces around the complex. Some condo complexes have large common garages with assigned spaces, others have private garages.

Most properties require that you place the parking passes found in your unit in your vehicles or register your vehicle by license plate using a QR code found in the property.

It is important to review parking information before arrival, especially if traveling with multiple vehicles. Some private homes allow parking in the garage and driveway up to a maximum number of vehicles. No parking is allowed on town streets.

No. At this time, we do not have wheelchair accessible units. Most wheelchair accessible units in Summit County, Colorado are available at local hotels and lodges. We have one unit with lift chairs for mobility impaired guests – Blue River Chalet in Silverthorne.

We offer accidental damage protection up to $1,500 for every stay. This is included in your rate. The key is to let us know if anything in the unit has been accidentally damaged during your stay so we can make arrangements to fix it before the next guest arrives.

Examples of accidental damage include broken lampshades, torn bedding, gatorade spills on carpet, broken door latches, broken blinds, wine stains, broken glassware and all types of normal, everyday accidents. In rare cases, if the damage exceeds $1,500, we cover that amount and bill you for anything above that base coverage.

For IKON pass holders, our Frisco, Dillon, Silverthorne and Keystone units are located 10 to 25 minutes from Copper Mountain or Arapahoe Basin. And for Loveland Ski Area which is on the INDY Pass and hosts many ski race events, our units are from 15-25 minutes from Loveland.
