RENTAL POLICIES
NO SMOKING: All units are NON SMOKING.
NO PETS: NO PETS ARE ALLOWED on-premises for almost all of our units. If this policy is violated, you will be asked to immediately remove the pet or vacate the property without a refund. Guest will be responsible for all fines inquired by the HOA. Rental guests will also be fined $300 per pet each day by Summit Resort Group. Additionally, a reasonable cleaning fee may be charged. Additionally, all renters will be asked to leave and vacate the property without a refund.
PET-FRIENDLY UNITS — POLICY FOR 7 UNITS ONLY: 
We welcome pets to our vacation rental property under the following conditions:
1. Pet Acceptance: Pets are allowed on the premises, subject to the terms outlined in this policy.
2. Pet Deposit: A refundable pet deposit of $300 is required upon arrival. This deposit will be returned after your stay, provided there are no damages or violations of our pet policy.
3. Immediate Removal: If a pet causes disturbances, displays aggression, or its owners fail to adhere to responsible pet ownership guidelines, the guest will be required to remove the pet immediately. No refunds will be provided for the booking in such cases.
4. Cleaning Responsibility: Pet owners must ensure that any messes created by their pets are promptly and thoroughly cleaned. Failure to do so will result in immediate rental cancellation. No refunds will be provided for the booking in such cases.
5. HOA Fines: Any fines issued by the Homeowners Association (HOA) due to violations caused by the pet will be the sole responsibility of the pet owner.
6. Damages: Any damages caused by pets to the property or its contents will be charged to the guest’s credit card on file.
By bringing your pet onto our premises, you acknowledge and accept the terms and conditions of our pet policy. We appreciate your cooperation in ensuring a pleasant experience for all our guests.

RESTRICTED OCCUPANCY: All units have a maximum sleeping capacity. Additional people that exceed the occupancy limit, are not allowed. If Summit Resort Group identifies unauthorized overnight guests, in excess of the maximum sleeping capacity, a charge of $100 per person per night, will automatically be applied to the credit card of the reserving guests. Additionally, all renters will be asked to leave and vacate the property without a refund. The number of parked vehicles may also be restricted. Call our office for the per-unit vehicle count. Parking of RV’s, trailers, boats, snowmobiles, etc. is prohibited.
USAGE / NOISE RESTRICTIONS: Our properties are provided for normal residential use only. They are not to be used as a formal entertainment facility unless arranged for in advance at an appropriate location, i.e. for weddings/receptions, large family reunions, or any function that may result in disturbing the peace of adjacent neighbors or guests. Please be courteous, your respect for the presence of adjacent full-time residents and seasonal guests when participating in outdoor activities and/or adjusting the volume of audio equipment would be appreciated. Any guest hosting a formal or informal event that disturbs the peace of others, exceeds the capacity of the unit, or violates the noise restrictions may be assessed an additional minimum charge of $100 per attendee and/or requested to vacate the premise without a refund. Guest are also responsible for any fines issued by the town or county they reside in.
HOUSEKEEPING: Daily housekeeping is not provided. Most homes have a washer/dryer and all other condominium buildings have laundry facilities. For stays of 30 nights or longer, we can accommodate housekeeping requests at an additional charge.
PAYMENT/CANCELLATION POLICY:
Airbnb: Cancellations and refunds: Outlined in your Airbnb Portal. The Cost of the rental is also located in the Airbnb Portal.
For VRBO & Direct Bookings: FLEXIBLE POLICY Stays of 1-29 days: At the time of booking, a deposit of 50% of the rent is required. 30 days prior to arrival, payment in full is due. If the reservation is made within 30 days, full payment is taken. Cancellations made at least 14 days prior to arrival will receive a 100% refund. Bookings cannot be shortened within 14 days for refunds. Cancellations made at least 7 days before arrival will receive a 50% refund. Cancellations within the 6 days before arrival will receive no refund. MODERATE POLICY Stays of 1-29 days: At the time of booking, a deposit of 50% of the rent is required. 30 days prior to arrival, payment in full is due. If the reservation is made within 30 days, full payment is taken. Cancellations made at least 30 days prior to arrival will receive a 100% refund. Bookings cannot be shortened within 30 days for refunds. Cancellations made at least 14 days before arrival will receive a 50% refund. Cancellations within the 13 days before arrival will receive no refund. Stays longer than 30 days will receive a separate contract. For conditions beyond our control such as covid, bad weather, wildfire smoke conditions, road closures, airline cancellations, snow or ski slope conditions, etc. we are unable to make refunds.
Guests are advised to buy travel insurance.  
DAMAGE/SECURITY DEPOSIT: A valid Master Card, Visa, Discover, or American Express is required prior to arrival. The purpose of holding a credit card on file is to provide Summit Resort Group with secured funds to cover malicious and negligent damage, to provide for additional cleaning fees required as a result of the tenant leaving the unit unreasonably dirty, to cover the charges associated with unauthorized overnight guests and to ensure the faithful performance of tenant’s promises as contained in this signed lease agreement. A security deposit may be required prior to or at check-in.
VACATION RENTAL DAMAGE PROTECTION: Your reservation includes our Accidental Damage Protection Fee designed to cover unintentional damage to the rental unit interior that occurs during your stay provided damage is disclosed to management prior to check-out. The fee covers a maximum benefit of $1,500. Any damages that exceed $1,500. or are not covered under this protection will be charged to the credit card on file. This fee does not cover smoking damage in non-smoking units nor violations of any other parts of the rental policy or criminal acts. The guest agrees to be responsible and provide payment for any intentional damage to this unit, or unintentional damage exceeding $1,500 that may occur during their stay. This damage or loss, if any, may be applied to the guest’s Credit Card if no other arrangements have been made.
HOT TUBS/JACUZZI: Summit Resort Group has no control over the mechanical operation of hot tubs, pools, etc., and is not responsible for reimbursement if such facilities are inoperable. Every effort will be made to repair the inoperable facility but we cannot make any guarantees. Guests are advised not to tamper with private hot tub controls and any damage will be charged to the guest. If guests break glass, puke, etc. inside the hot tub, they will be charged for the drain and fill which is $550.
SHORT TERM RENTAL REGULATIONS: Guests will be responsible for any fines acquired during their stay by the Rental Regulations in Summit County. Guests must follow the homeowners association rules, good neighbor guidelines, current fire restrictions, occupancy, parking, smoking, trash, and any other rules that the unit has in place. Failure to do so will result in fines. Charges will be posted to the card provided at booking.
DISCLAIMER: Summit Resort Group (SRG) reserves the right to change accommodations, prior to check-in, due to unexpected emergencies or the sale of the property. SRG will provide equal accommodations or upgrade at no additional charge at the discretion of SRG. SRG is not held responsible for any inconvenience, damage, injury, or loss to persons or properties directly or indirectly by weather, negligence, or wrongful act by guests, beyond the direct control of SRG. SRG reserves the right to evict guests from the premises for violation of this policy or the commission of any unlawful acts on the premises. Guests agree and understand the risk of COVID19 and will not hold Summit Resort Group, the owner of the unit, or HOA responsible for anything related to a pandemic, covid19, etc.
HOW WE COLLECT AND USE INFORMATION
Data and Personal Information (“PI”) We or our vendors may collect data and/or personal information (“PI”) such as your name, contact information, billing information (credit card number, bank account information), residential address history, approximate location information, names and email addresses of individuals in your party and photo of the guest’s identification. We collect PI when you provide it to us through your use of the Summit Resort Group Services, for example when you interact with our websites, place a booking, sign up for our mailing list or sign a rental agreement. We also receive limited PI when you choose to download or request the Apps. We may combine the PI we collect with additional information from other third-party sources.
We use the PI that we collect to provide the Summit Resort Group Services (such as to provide vacation rental stays or respond to customer service requests), to analyze and improve the Summit Resort Group Services, and to conduct marketing. If you register for email or if you provide your email address to us, we will send you emails about a variety of topics such as special sales, real estate market data and HOA communications. Please see below for your choices regarding how we collect, use and share your PI.
We share email activity data with our marketing email provider to help them better target email deployments to consumers. While our marketing email provider has access to email address and email activity and may share bulk/nonspecific activity data, no email addresses or specific email actions are ever shared with other third parties. Should a consumer wish to opt out of this sharing, that consumer simply needs to opt out of marketing email from us.
THIRD PARTIES AND SOCIAL MEDIA
Specific third parties with whom we share PI: External credit and background verification service provider – Autohost.
Our websites and Apps may contain links to other third-party online properties. Such third parties have their own policies that govern their collection, use, and disclosure of information. We suggest that you read their privacy policies to learn about their practices. Social media provides tools that many of our customers use and enjoy, and we include links to various social media platforms on our websites. If you interact with these social media tools through our websites, your experience on those social media sites will be governed by the privacy and other policies of those sites. So, the privacy settings you have chosen on those sites will determine the degree to which your information is made public. We encourage you to choose your privacy settings on those sites accordingly.
