Rental Policies


NO SMOKING: All units are NON SMOKING. See No Smoking Policy.

NO PETS: NO PETS ARE ALLOWED on premises. If this policy is violated, you will be asked to immediately remove the pet or vacate the property without a refund. Additionally, a reasonable cleaning fee may be charged. Pets are only allowed if pre-approved by Summit Resort Group. (See separate Pet Friendly Clause below for our small number of Pet Friendly units.)

RESTRICTED OCCUPANCY: All units have a maximum sleeping capacity. Additional people without prior approval, and payment, are not allowed. If Summit Resort Group identifies unauthorized overnight guests, in excess of the maximum sleeping capacity, a charge of $50 per person per night, will automatically be applied to the credit card of the reserving guest. The number of parked vehicles may also be restricted. Call our office for the per unit vehicle count. Parking of RV’s, trailers, boats, snowmobiles, etc. is prohibited.

USAGE / NOISE RESTRICTIONS: Our properties are provided for normal residential use only. They are not to be used as a formal entertainment facility unless arranged for in advance at an appropriate location, i.e. for weddings/receptions, large family reunions, or any function that may result in disturbing the peace of adjacent neighbors or guests. Please be courteous, your respect for the presence of adjacent full time residents and seasonal guests when participating in outdoor activities and/or adjusting the volume of audio equipment would be appreciated. Any guest hosting a formal or informal event that disturbs the peace of others, exceeds the capacity of the unit, or violates the noise restrictions may be assessed an additional minimum charge of $50 per attendee and/or requested to vacate the premise without a refund.

HOUSEKEEPING: Daily housekeeping is not provided. Most homes have a washer/dryer and all other condominium buildings have laundry facilities. You will receive 1 mid-stay clean on a 7 night stay. Please call a few days in advance to schedule it. Stays of 30 days or longer do NOT receive a mid-stay clean. For stays of 30 nights or longer, we can accommodate housekeeping requests at an additional charge.

PAYMENT/CANCELLATION POLICY: For stays of 1-30 days: At the time of booking, a deposit of one night is required. 30 days prior to arrival, payment in full is due. Cancellations made 30 or more days prior to arrival may be refundable, less the deposit of one night if we do not rebook the unit. Cancellations made within 30 days of arrival will forfeit the deposit of one night. The remaining balance could be non-refundable if the unit is not rebooked. For stays longer than 30 days: At the time of booking, a security deposit will be due, the amount of which will be determined and satisfactorily agreed upon by the guest and Summit Resort Group (SRG). The deposit will be held by Summit Resort Group until a post -stay inspection has been completed, and any cleaning or damage charges have been deducted. Payment for the balance of stays longer than 30 days will be prearranged with SRG. Cancellations of stays 30 days and longer will be subject to additional policies of and monetary penalties of SRG. For conditions beyond our control such as bad weather, road closures, airline cancellations, snow or ski slope conditions, etc. we are unable to make refunds.

DAMAGE/SECURITY DEPOSIT: A valid Master Card, Visa, Discover or American Express is required prior to arrival. The purpose of holding a credit card on file is to provide Summit Resort Group with secured funds to cover malicious and negligent damage, to provide for additional cleaning fees required as a result of tenant leaving the unit unreasonably dirty, to cover the charges associated with unauthorized overnight guests and to ensure the faithful performance of tenant’s promises as contained in this signed lease agreement. A security deposit may be required prior to or at check -in.

VACATION RENTAL DAMAGE PROTECTION: Your reservation includes our Accidental Damage Protection Fee designed to cover unintentional damage to the rental unit interior that occurs during your stay provided damage is disclosed to management prior to check-out. The fee covers a maximum benefit of $1,500. Any damages that exceed $1,500. or are not covered under this protection will be charged to the credit card on file. This fee does not cover smoking damage in non-smoking units nor violations of any other parts of the rental policy or criminal acts. The guest agrees to be responsible and provide payment for any intentional damage to this unit; or unintentional damage exceeding $1,500 that may occur during their stay. This damage or loss, if any, may be applied to guest’s Credit Card if no other arrangements have been made.

HOT TUBS/JACUZZI: Summit Resort Group has no control over the mechanical operation of hot tubs, pools, etc. and is not responsible for reimbursement if such facilities are inoperable. Every effort will be made to repair the inoperable facility but we cannot make
any guarantees. Guests are advised not to tamper with private hot tub controls and any damage will be charged to the guest.

DISCLAIMER: Summit Resort Group (SRG) reserves the right to change accommodations, prior to check in, due to unexpected emergencies or sale of property. SRG will provide equal accommodations or upgrade at no additional charge at the discretion of SRG. SRG is not held responsible for any inconvenience, damage, injury of loss to persons or properties directly or indirectly by weather, negligence or wrongful act by guests, beyond the direct control of SRG. SRG reserves the right to evict guests from the premises for violation of this policy or the commission of any unlawful acts on the premises.

CHECK-IN PROCEDURES: Check-in is 4:00 pm – pick up your check-in packet, keys and directions at 350 Lake Dillon Drive, Dillon, CO. Check out is 10:00 am. Our office hours are 8:00 am – 5:00 pm Monday-Friday, 9:00 am- 5:00 pm Saturday and 10:00 am -4:00 pm Sunday.

AFTER HOURS CHECK IN: We will email you instructions in your confirmation letter.


This Agreement must be signed at or before check-in.
1. Pursuant to that Short Term Rental Agreement.
2. Guest understands, acknowledges and agrees to the following:
a. Smoking tobacco or marijuana is prohibited on the Premises under this Agreement and or Lease, and prohibited on the
Property by the homeowner or Condominium Association;
b. Guest will be charged $250 for each violation of the smoking prohibition; and for all expenses incurred to remediate smoke damage on the Premises or the Property.

PET FRIENDLY UNITS: If you booked a pet friendly unit (Cross Creek 207, Cinnamon Ridge II 6, Timberline 13 or Timberline 24) where dogs and cats are welcome, we charge you a $300 refundable pet deposit. (NO CATS IN TIMBERLINE 24) Summit Resort Group will collect your pet deposit upon arrival. After departure Summit Resort Group will have 5-7 business days to inspect the unit for damages and release the pet deposit.
